The Pressure Temperature Relief (PTR) valve is a key safety feature that protects the hot water system from excessive pressure and temperature levels inside the tank.

If the water pressure or temperature inside the hot water unit exceeds the threshold, the valve will open to release water and steam.

This relieves pressure and reduces the temperature inside the tank to protect it from the risk of over-pressurisation and rupturing (or worst case scenario - exploding).

Over-pressurisation can happen due to water expansion during heating, a malfunctioning thermostat, high in-coming water pressure, or a faulty pressure regulator on the mains water supply line.

Over-heating can occur due to a stuck or faulty thermostat, a fault with the hot water unit’s control system, or a lack of maintenance leading to a buildup of sediment within the unit.

It's very important to ensure that the PTR valve is functioning correctly – and you can do this yourself by releasing the valve for 10-15 seconds every 3-6 months.   This flushes out any impurities under the seat of the valve and helps keep the valve functioning correctly. Water should flow out when the lever is lifted and stop when it is released – if it doesn’t, contact a licensed plumber straight away.

It is normal for small amounts of water to discharge from the valve & drain line while the hot water system is heating, however, if it’s a continuous trickle or a heavy flow, you have an issue.

If the valve is found to be leaking or malfunctioning, it should be replaced promptly to maintain the safety of your hot water system. Attempting to repair or replace a PTR valve on your own can be dangerous and is best left to a licensed plumber.
